Step 1: Tell us about your house

Start with the short form or call (915) 344-4575. We’ll need the address, property type, current condition, occupancy, and anything important about your situation. If the home needs work, say so. You don’t need to fix it first.

Step 2: We review the property

We look at what you share and may ask a few follow-up questions. Our review can include location, nearby sales, current condition, repair needs, title information, and the costs of buying and improving the property.

Depending on the house, we may need to see it in person. That’s not a showing — you don’t need to stage anything.

Step 3: Receive and review the offer

If the property is a fit, we present an offer for you to review. A direct offer may be lower than what a fully repaired home could bring on the open market. The tradeoff is that a direct sale can remove much of the preparation, marketing, repair and buyer-financing steps of a traditional listing.

Review the full terms rather than one number. Ask what’s included, what isn’t, and what needs to happen before closing.

Step 4: Complete the closing process

If you accept, the sale moves toward closing. Title work and required documents must be completed before ownership changes hands. Timing can vary when there are liens, probate matters, ownership questions, mortgage payoffs or other title issues.
